Why silicone fails — and why it matters

The silicone bead around your bath, shower tray and where tiles meet other surfaces is doing an important job — it's the only thing preventing water from getting behind the tiles and into the floor below. Over time, silicone goes black with mould, pulls away from the surface and develops gaps.

Most people treat it as a cosmetic problem. It isn't. Failed silicone is the single most common cause of bathroom leaks that John sees — the kind that go unnoticed for months until the downstairs ceiling comes in. The fix is quick and inexpensive when caught early. The damage is not.

Silicone renewal — common questions

How long does silicone renewal take?+
A bath or shower re-seal typically takes one to two hours. You need to leave it overnight (24 hours) before using the bath or shower again.
Why can't I just apply new silicone over the old?+
New silicone will not bond to old — it will peel away within weeks. Every bit of the old silicone has to be removed before the new bead is applied. This is the most common DIY mistake with silicone.
How long will new silicone last?+
Applied correctly with anti-mould silicone, a new seal should last five to ten years. Adequate bathroom ventilation is the biggest factor in extending its life — a working extractor fan makes a real difference.
