Find and fix water leaks — Stirling, Dunblane & Edinburgh

Most water leaks don't announce themselves with a flood. They show up as a slow damp patch, an unexplained jump in the water bill, a steadily dropping boiler pressure, or the quiet sound of water running when nothing's switched on. The longer they go untreated, the more damage they do — to floors, plaster, joists and decoration. John finds and fixes common water leaks across Stirling, Dunblane, Bridge of Allan, Edinburgh and surrounding areas.

Common signs of a hidden water leak

If you've noticed any of these, it's worth investigating:

Damp patches

On walls, ceilings or floors — particularly if they're spreading or come back after drying out.

Rising water bill

Unexplained jump in usage with no change in household habits — a strong sign water is escaping somewhere.

Running water sound

The sound of water moving when every tap and appliance is off — usually means water is flowing through a leak.

Low water pressure

A sudden drop in pressure at the taps — water is being lost before it reaches them.

Boiler pressure dropping

If you keep needing to top up the central heating pressure, there's likely a leak somewhere in the heating circuit.

Mould or musty smell

Hidden moisture builds up mould and creates a persistent damp smell — often the first noticeable sign.

Where leaks most commonly happen

  • Under sinks — flexible hose connectors, isolation valves, waste traps and tap connections
  • Around toilets — flush valves, cistern connections, soil pipe joints, and the wax seal at the floor
  • Bath and shower edges — failed silicone seals, cracked grout, leaks behind shower trays
  • Radiator and central heating joints — slow weeps at valves, bleed screws and pipe connections
  • Behind washing machines and dishwashers — supply hoses, waste connections, isolation valves
  • Pipes in lofts and behind walls — usually at compression joints or where old solder has weakened
  • Outside taps and stop tap connections — particularly after a hard winter

Finding and fixing the leak

Leak detection is largely a process of elimination — narrowing down where the water is escaping by checking, isolating and testing systematically. Once the source is found, John carries out the repair: tightening joints, replacing failed connectors, swapping worn valves or fitting new pipework where needed.

When a specialist is needed

Some leaks are beyond a general plumber's kit. If your water meter keeps moving but nothing inside the house is leaking, the problem is most likely a buried supply pipe — running under your driveway, garden or a concrete floor. Finding these requires specialist equipment:

  • Acoustic leak detection — listening equipment that picks up the sound of escaping water through the ground
  • Thermal imaging — cameras that detect temperature changes from hidden water
  • Tracer gas — a safe gas introduced into the pipe and detected where it escapes

John doesn't carry this specialist kit — but he can recommend a leak detection specialist, and once they've located the leak, John can carry out the repair. Honest answer, no false promises.

Don't ignore a slow leak

A small hidden leak that goes untreated for months can cause:

  • Rot in floor joists and skirting boards
  • Damp patches that grow and stain plaster
  • Mould and mildew which is bad for health
  • Damaged decoration and ruined flooring
  • Hundreds of pounds of wasted water on metered supplies
  • Pressure loss and reduced heating efficiency (for central heating leaks)

If you've spotted any of the warning signs, it's worth getting it checked sooner rather than later. Call John on 07877 486 939.

Insurance and leak claims

Many home insurance policies include trace and access cover — they'll pay for finding the leak (the diagnosis cost) and for fixing any damage caused (decoration, flooring, plasterwork). The actual pipe repair itself usually isn't covered, but the rest often is.

If you think you're going to claim, keep receipts and let John know — he can provide an invoice clearly showing diagnosis time and repair work separately, which makes the claim process easier.

What it costs

Cost depends on how long it takes to find the leak and what's needed to fix it. For visible or quickly-traced leaks, the diagnosis usually rolls into the repair price. For trickier hidden leaks that take longer to find, John gives you a clear breakdown before any work starts.

Call 07877 486 939 with a description of the problem (where it's appearing, when it started, any background context) and John can give you a sensible estimate before turning up.

"John did a brilliant job on finding the source of a leak, making good the area behind the shower where the problem was, and then re-tiling what had been some pretty shoddy DIY efforts. He was totally open about how long it would take."
